What Are Second-Story Additions and Why Have Them?

Many people live a house they love for years and find they need more room after a while. Adding a second story can be a great alternative to leaving a comfortable neighborhood and house. It’s not always realistic to increase your square footage on the first floor. Some homeowners find that building up is the best option. Second-story additions can be an entire floor or an added story over part of the house. Many people add them over the garage. 1. Build Up if You Use a Home Office

People are starting to use home offices more frequently than ever before. People nearing retirement may use a home office, library, or studio for part-time retirement jobs or personal projects. Adding these types of spaces can help you save time commuting and live more comfortably.  Adding a custom home office is a great way to ensure you have plenty of natural light. You can make sure there is a comfortable amount of space for you and clients you want to invite. Home offices are also an ideal place to install your custom storage, shelving, and desk. 2. Build Up When You Need More Bedrooms

3. Build Up to Expand Your Kitchen or Living Room

Many people would love a bigger kitchen, living room, or first-floor bathroom. Expanding with the existing foundation would mean shrinking or eliminating bedrooms. You can expand those first-floor community spaces and put the bedrooms and bathrooms upstairs with the right contractor. This is a great chance for many homeowners to lift any ceilings and add taller windows they may want. 

4. Make Sure You Have Your Existing Foundation Checked

Adding a second story with your contractor will put more weight on your existing foundation. Having it checked for existing cracks and suitability for your remodel is essential. You’ll need the inspection report to finalize your remodel plans and keep measurements accurate as well. 

5. Ask Your Contractor About Your Septic System and Plumbing

Some people need to install a larger septic system and hot water heater when they build up. Ask your contractor about the time and money it takes to address any water and septic issues. You may only be able to do some of the work during warmer months. It’s important to create a realistic schedule before you begin your project. 

6. Make Alternative Housing Arrangements 

You’ll have to live in another building while your contractor completes the renovation. Adding a second story can take several months in many cases. You may have a shorter on-site construction time if you have the second story manufactured at another site. Your contractor will install the second floor in sections using a crane. 

7. Do Your Research Regarding Zoning and Permits

Your neighborhood will likely have zoning laws about how big a second story can be and when it is allowed. Many people also have to be careful that they don’t get too close to neighboring property lines. Some renovation projects may require expanding the lower floor somewhat with the addition of a second story. 

8. Consider the Look of the Finished Exterior

Adding space you need on the inside is always important. Make sure you work with a contractor who knows how to create a second story that looks good with the existing first floor. You always want a final product that is designed well and works well with the look of the neighborhood.
